What I teach

One parcel of raw land can pay for its own community. Almost nobody knows how.

Here's the whole model in one sentence: you buy acreage cheap, divide it into lots, and sell those lots to the people who want to live there. Those sales fund the roads, the well, and the power — and when it's finished you have a real community, plus the land you kept for yourself.

Developers have run this playbook for a century. It was never a secret; it just was never taught to regular people. So that's what I do — I teach it step by step, with the actual numbers, the actual paperwork, and the mistakes that cost people their deposits.

Let's be clear about one thing

This is not land flipping.

Flippers buy dirt, resell it to a stranger, and move on. Nothing gets built and nobody lives there. We are building communities. The lots you sell go to the people who will actually live on that land beside you, the money goes into roads and water and power, and at the end there is a real place with real neighbors that outlasts you. Selling the lots is just how a community pays for itself.

Five steps are the entire business. I walk each one on the call — and each one is a term inside the program.

Find and buy the right parcel

Where the cheap acreage actually is, and every way to get it: private sale, owner financing, tax sales, foreclosures, and auctions. Plus what to check before you sign — access, water rights, and zoning are what kill deals.

Split one parcel into lots you can sell

How subdividing actually works, who has to approve it, and how to lay lots out so they sell instead of sitting. This step is what turns a parcel into inventory.

Sell the lots — and let them pay for the build

How to price a lot, how to market it, and how to offer owner financing so a buyer who can't get a bank loan can still say yes. This is the part almost nobody teaches, and it's the part that funds everything else.

Put in the roads, water, and power

The infrastructure sequence and roughly what each piece runs. Do it in the wrong order and you pay for it twice, so we go through the right order carefully.

Build the community that lives on it

Gathering your people, the five committees that run a community day to day, and the governance that keeps it standing after you step back.

Do I need to already own land?

No. Finding and buying the parcel is step one of what I teach.
