How this started

I didn't just teach this. I did it.

It started with The Hereafter — a 460-acre sustainable community in Georgia. We got it approved as the first subdivision in the history of the county, and today over 150 families own land there.

From there it kept growing. We've sold land to over 250 people in the Ozarks, and put more people onto individual deeds across 100 acres in New Mexico. Then Red Earth — a 20-acre off-grid parcel in the Arizona desert, owned collectively by the 20 people who built it. Real land, real deeds, real communities — not theory.

Last year I started Plan X University. I taught 40 people how to buy land and build community, and together we founded 40 Acres and a Well. Plan X University is me handing you that exact playbook — the same one my founders are using right now.

A quick word from me.

Years ago I was where you might be — dreaming about land and a different life, with no map and no one to hand me one. So I built it myself, one parcel at a time: The Hereafter, a 460-acre community in Georgia and the first subdivision in the history of the county, where 150+ families now own land; 250+ people onto their own land in the Ozarks; individual deeds across 100 acres in New Mexico; and Red Earth, 20 acres in the Arizona desert held collectively by the 20 people living it. A world of my own, from nothing.

★ A founder built his own

Marquis, a founder from our first cohort, took the model and started Bonito Valley — his own community — and brought 20 people together on it, using the same playbook, the same site designer, and the same team we put behind him. He didn't watch a community get built. He built one.

★ Bought at auction

Another student finished the course, went to a commercial auction, and bought a parcel of his own — and is now receiving a $100,000 grant to develop it. He learned to buy, then bought.
